San Marcos homes and neighborhood guide
A growing inland city built around two colleges, planned communities with trails and lakes, and a downtown still taking shape.
Living in San Marcos
San Marcos is home to California State University San Marcos and Palomar College, and the two campuses shape a lot of daily life, from the restaurants and shops near campus to the steady flow of events. The city has been building a new downtown district, called the Creek District, and it has a long stretch of dining on Old California Restaurant Row.
Outdoor options include Discovery Lake, the trails around Lake San Marcos and the hills above San Elijo Hills, a master-planned community with its own town center. The Sprinter rail line stops in San Marcos, including at Palomar College, and SR-78 links the city to Vista, Oceanside and the coast.
Homes you'll find
- Master-planned neighborhoods: such as San Elijo Hills and Lake San Marcos, with HOA dues and shared amenities.
- Newer tract homes: in the neighborhoods that grew with the city over recent decades.
- Townhomes and condos: including options close to the colleges and the Sprinter line.
- Hillside view homes: on the slopes around the city with views toward the coast on clear days.
- Rural parcels: in the surrounding hills with space for animals or a larger yard.
Schools and getting around
Most of San Marcos is served by the San Marcos Unified School District, with a few edges served by neighboring districts. Confirm assigned schools for an address with the district, since boundaries change.
SR-78 is the main east to west route, I-15 is a short drive east and I-5 is reachable to the west. The Sprinter gives rail access to Oceanside and Escondido.
Buying in San Marcos
Newer San Marcos neighborhoods, including some in San Elijo Hills, can carry Mello-Roos or other special assessments in addition to HOA dues. Ask for the full tax bill and the HOA budget for the exact address and compare monthly cost, not just list price.
The two colleges support steady rental demand in some areas. If you are buying near campus as an investment, check HOA rental rules, the city's requirements and whether the property fits the type of tenant you have in mind.
Selling in San Marcos
San Marcos sellers do best when the listing is specific about the community, the amenities and the commute. Highlight the trail and park access that sits near your home, and be ready with HOA documents and any special tax information.
In a master-planned community, clean HOA and tax paperwork prevents surprises during escrow.
