Living in Hillcrest

Hillcrest sits just north of Balboa Park and Bankers Hill and is one of the most walkable neighborhoods in San Diego. The core runs along University Avenue, Fifth Avenue and Normal Street, with restaurants, shops, the Hillcrest sign and the Pride flag along University Avenue. The Sunday farmers market is a longtime local fixture.

UC San Diego Medical Center Hillcrest and Scripps Mercy Hospital anchor the area, and Balboa Park, with its museums and gardens, is steps away. The streets just off the commercial core have a mix of Craftsman bungalows, Spanish style homes and older apartment buildings.

Homes you'll find

  • Craftsman and Spanish bungalows: on residential streets near the core, many with period details.
  • Condominiums: in older and newer buildings along and near University Avenue and Fifth Avenue.
  • Small multifamily buildings: that appeal to owner occupants and investors.
  • Canyon edge homes: with views over the canyons that run through the area.
  • Apartments and rentals: a large part of the housing stock.

Getting around and schools

Hillcrest is served by San Diego Unified School District. Assignments depend on the exact address and the district also runs choice and magnet programs, so confirm directly with the district.

SR-163 and I-5 are close, and local and rapid bus routes run along the main streets. Parking is tight on busy blocks, so check whether a home has a garage or off street spot.

Buying in Hillcrest

Older homes reward a careful inspection. Ask about plumbing, electrical work, foundations and seismic bracing, and whether additions or conversions were permitted. Some properties sit in historic districts or have historic designation, which can affect exterior changes and opens the door to the Mills Act property tax program in some cases. Ask the city about the specific address.

For condos, review the HOA budget, reserves and minutes. For small multifamily properties, ask for rent rolls, leases and the permit history, and confirm the rules for adding a unit before you rely on it in your numbers.

Selling in Hillcrest

Hillcrest buyers value character and walkability. Preserve and show period details, list what is within walking distance, and make your permit history easy to find. For condos, present the HOA documents early.

Parking is a selling point when you have it. Highlight garages, driveways and deeded spaces clearly.
