Living in Mission Valley

Mission Valley runs along the San Diego River between I-5 and SR-15, with I-8 and SR-163 crossing the valley. It is known for its shopping, including Fashion Valley and Westfield Mission Valley, Hazard Center and a long line of hotels. Snapdragon Stadium, home to San Diego State football, is also in the valley, and the San Diego River Park is being built out along the water.

The trolley's Green Line runs through the valley, with stops near the malls and the stadium, and offers a connection toward downtown and the SDSU campus. Housing is mostly condominiums and apartments, with several communities built around pools, gyms and landscaped courtyards.

Homes you'll find

  • Condominiums and townhomes: in gated and amenity rich communities across the valley.
  • Apartment towers and mid-rises: with a mix of rentals and owner occupied units.
  • River-adjacent communities: close to the San Diego River and its trail.
  • Newer mixed use buildings: near the shopping centers and the trolley.
  • Homes on the hillsides above the valley: in surrounding neighborhoods with valley views.

Getting around and schools

Mission Valley is served by San Diego Unified School District, which also offers choice and magnet programs. Assignments depend on the exact address, so confirm directly with the district.

The trolley, I-8, SR-163 and I-805 give quick access across central San Diego. Event days at the stadium can bring traffic, so check access at different times.

Buying in Mission Valley

Much of the valley sits in the floodplain of the San Diego River, so ask about the flood zone designation, the flood insurance requirement and the history of the building. Confirm what the master insurance policy covers, and what your own policy needs to add.

As with any condo purchase, review the HOA budget, reserves, minutes, special assessments and rental rules. Event and traffic noise, and the effect of stadium days on parking and access, are worth experiencing before you buy.

Selling in Mission Valley

Mission Valley buyers shop by community and amenities. Lead with the building or complex, the floor and the view, the trolley access and the parking. Have HOA documents and flood information ready.

Show the unit in good light and describe the parking clearly, since buyers compare communities closely.
