Ocean Beach homes and neighborhood guide
A relaxed, independent beach neighborhood at the western edge of Point Loma, with Newport Avenue, the pier and Dog Beach.
Living in Ocean Beach
Ocean Beach, or OB, sits on the western edge of the Point Loma peninsula between the San Diego River channel and Sunset Cliffs. Newport Avenue is the main street, with antique stores, record shops, cafes and local bars, and the Ocean Beach Pier extends from the end of the avenue over the surf.
Dog Beach, at the north end, is one of the best known off leash beaches in the county. A weekly farmers market, a street fair and a chili cook-off are part of the yearly rhythm, and the neighborhood prides itself on local businesses and a fiercely independent feel.
Homes you'll find
- Beach bungalows and cottages: from the early and middle twentieth century, many on small lots.
- Duplexes and small multifamily properties: common near the commercial streets.
- Condominiums: in small buildings and a few larger complexes.
- Bluff top and Sunset Cliffs area homes: with ocean views and extra coastal considerations.
- Rebuilt and remodeled homes: in the more recent infill along many streets.
Getting around and schools
Ocean Beach is served by San Diego Unified School District, which also offers choice and magnet programs. Assignments depend on the exact address, so confirm directly with the district.
I-8 and Sunset Cliffs Boulevard connect OB to the rest of the city, and local bus routes run along Voltaire Street and Newport Avenue. Parking near the beach and Newport Avenue is tight, so check what a property provides.
Buying in Ocean Beach
Ocean Beach is in the coastal zone and has height limits that affect what can be built or added. Ask the city about permits for the specific property, particularly near the bluffs, and ask about flood and tsunami zone status near the river channel.
Older beach homes may have deferred maintenance from salt air and shifting soil. A thorough inspection, including foundations and drainage, is important. If the home is part of a small multifamily building, review the permit history and the rental history.
Selling in Ocean Beach
Ocean Beach buyers care about character and independence. Show original details, outdoor spaces, and the walk to Newport Avenue and the sand. Mention parking clearly.
For a home near the bluffs, include any geotechnical information. Have permits for additions and any extra units ready.
