Encinitas homes and neighborhood guide
Five beach communities in one city, from Cardiff's surf breaks to Olivenhain's rural roads.
Living in Encinitas
Encinitas is made up of five distinct communities: Old Encinitas, New Encinitas, Leucadia, Cardiff-by-the-Sea, and Olivenhain. Coast Highway 101 ties the beach towns together with cafes, surf shops, and restaurants.
Moonlight Beach and Swami's are iconic, the Self-Realization Fellowship gardens overlook the ocean, and the San Elijo Lagoon Ecological Reserve and San Diego Botanic Garden offer plenty of green space. The Encinitas Coaster station makes commuting by train easy.
Homes you'll find
- Beach bungalows and remodeled cottages in Leucadia, Old Encinitas, and Cardiff.
- Single-family neighborhoods in New Encinitas with more space and newer construction.
- Acreage and equestrian properties in Olivenhain.
- Condos and townhomes near the coast and shopping centers.
Schools
Elementary students are served by the Encinitas Union School District, which earned an A overall grade from Niche in 2026, with the Cardiff School District serving much of Cardiff-by-the-Sea.
Secondary schools belong to the San Dieguito Union High School District, ranked 3rd in California and 1st in San Diego County by Niche for 2026 with an A+ overall grade. Local campuses include Oak Crest and Diegueno middle schools, San Dieguito Academy and La Costa Canyon High School.
Encinitas covers five distinct communities and the elementary boundaries do not follow them neatly, so the assigned school can change from one street to the next. San Dieguito also runs a high school choice process. Confirm both before you write an offer.
School assignments depend on the exact address and attendance boundaries change. Confirm the assigned schools for any specific home directly with the district before you write an offer. Rankings cited are from Niche's 2026 Best Schools rankings and U.S. News Best High Schools.
Buying in Encinitas
Encinitas is really five communities, and they buy very differently. Old Encinitas and Leucadia put you closest to the beach and downtown on smaller lots, New Encinitas is more inland and newer, Olivenhain has the largest parcels with some homes on septic and well, and Cardiff-by-the-Sea has its own school district and its own feel. Decide which one fits before you compare prices, because a per-square-foot number across all of Encinitas is close to meaningless.
West of I-5 you are in the coastal zone, so remodels and additions can require a coastal development permit with a longer approval timeline. If the plan is to buy and renovate, confirm what is permitted first.
The rail corridor runs the length of the city. Homes near the tracks can be excellent value, but visit at several times of day so the train frequency is a known quantity rather than a surprise.
Selling in Encinitas
The first job in marketing an Encinitas home is telling buyers which Encinitas it is. Leucadia, Old Encinitas, New Encinitas, Olivenhain and Cardiff each attract a different buyer, and naming the community accurately brings the right people through the door instead of the wrong ones.
Beyond that, buyers here respond to outdoor living and to walkability. If there is a usable yard, a deck, an outdoor shower or a short walk to the beach or to Coast Highway, those belong near the top of the marketing rather than buried in the fine print.
