Del Mar homes and neighborhood guide
A small beach town with a big personality. I spent my childhood here, and I still think it's one of the best places on the California coast.
Living in Del Mar
The City of Del Mar covers only about two square miles along the coast, which gives it a true village feel. Life revolves around the beach, the bluffs, and a walkable downtown along Camino Del Mar with Del Mar Plaza at its center.
Favorite spots include Powerhouse Park and Seagrove Park overlooking the ocean, Dog Beach at the north end, and the trails around the San Dieguito Lagoon. Every summer, the Del Mar Fairgrounds hosts the San Diego County Fair and the Del Mar racing season, and Torrey Pines State Beach and Reserve sit just to the south.
Homes you'll find
- Beach cottages and remodeled classics close to the sand, often on smaller lots.
- Custom homes on the hillsides, many with ocean and lagoon views.
- Condos and townhomes that offer a lower price point near the beach.
- Del Mar Heights, a neighboring part of the City of San Diego that shares the 92014 ZIP code, with many mid-century homes on generous lots.
Schools
Elementary students are served by the Del Mar Union School District, which earned an A+ overall grade from Niche in 2026 and ranks among the top elementary districts in the San Diego area.
Middle and high schools belong to the San Dieguito Union High School District, ranked 3rd in California and 1st in San Diego County by Niche for 2026 with an A+ overall grade. Torrey Pines High School, which Niche ranked the second best public high school in the county, sits just inland in Carmel Valley.
Because Del Mar is small and the districts overlap several cities, two homes a few blocks apart can feed different elementary schools. Check the boundary for the specific address rather than the city.
School assignments depend on the exact address and attendance boundaries change. Confirm the assigned schools for any specific home directly with the district before you write an offer. Rankings cited are from Niche's 2026 Best Schools rankings and U.S. News Best High Schools.
Buying in Del Mar
Del Mar sits almost entirely within the coastal zone, which changes how remodels work. Exterior changes, additions and anything affecting views, bluffs or public access can require a coastal development permit on top of the normal city process, and the timeline is longer than most buyers expect. If you are buying with a renovation in mind, price the approval time into your plan.
Lots are small and irregular by county standards, and parking, easements and setbacks matter more than square footage. Confirm what can actually be built before you pay for the potential.
Del Mar regulates short-term rentals, so if rental income is part of your reason for buying, confirm the current rules with the city rather than relying on what a listing or a neighbor says. The racetrack and fairgrounds season also changes traffic and parking noticeably for part of the year, which is worth experiencing before you commit.
Selling in Del Mar
In Del Mar, buyers pay for the view, the walkability and the parking, in roughly that order. If the home has an ocean view, the photography has to prove it at the right time of day. If it is walkable to the village or the beach, say exactly how far rather than using the word close.
Because inventory is thin, the pool of buyers for any given Del Mar home is small but motivated. That rewards getting the preparation and the launch right the first time. A home that comes out with weak photos and the wrong price loses the attention of a buyer pool that will not come back around for months.
