Buy a Home

Buying a home in San Diego, made clear

A step-by-step plan for first-time buyers, move-up buyers, and anyone relocating to North County.

How buying with me works

Strategy call

We talk through your budget, must-haves, neighborhoods, and timing. I'll explain how the process works in San Diego today, including the buyer agreement.

Get pre-approved

I'll introduce you to trusted local lenders so you know your numbers and can compare loan options, including low down payment and first-time buyer programs.

Tour homes

You'll get listings the moment they hit the market, plus off-market and coming soon opportunities when available. I preview homes and point out what photos don't show.

Write a winning offer

I pull recent comparable sales, talk with the listing agent, and structure price, terms, and contingencies to make your offer stand out without overpaying.

Inspections and escrow

I coordinate inspections, review disclosures with you, negotiate repairs or credits, and keep lender, title, and escrow on schedule.

Get your keys

We do a final walkthrough, you sign, and you get the keys. I'm still here after closing for contractor referrals and questions.

First-time buyers: renting to owning

Helping renters become owners is one of my favorite parts of the job. Many first-time buyers are surprised to learn they don't need 20 percent down. Depending on your situation, options can include:

  • Conventional loans with as little as 3 percent down for qualified first-time buyers.
  • FHA loans starting at 3.5 percent down with flexible credit guidelines.
  • VA loans with zero down for eligible veterans and service members.
  • Down payment assistance through programs such as CalHFA and the San Diego Housing Commission. Program availability and funding change, so we confirm current options with your lender.

Tip: In San Diego, budget for closing costs of roughly 2 to 3 percent of the price, plus HOA dues and any Mello-Roos tax. I'll show you the full monthly cost of every home before you fall in love with it.

Buyer questions

How much do I need for a down payment in San Diego?

Less than most people think. Conventional loans can go as low as 3 percent down for qualified first-time buyers, FHA loans start at 3.5 percent, and eligible veterans can use a VA loan with zero down. Putting 20 percent down avoids private mortgage insurance, but it is not required. I can connect you with trusted local lenders to see exactly what you qualify for, including first-time buyer assistance programs.

What are closing costs for buyers in San Diego County?

Buyers using a loan often budget roughly 2 to 3 percent of the purchase price for closing costs. That covers lender fees, title insurance, escrow, and prepaid property taxes and insurance. Your lender's Loan Estimate shows the exact numbers, and in some markets we can negotiate seller credits toward your costs.

Do I need to sign an agreement before touring homes?

Yes. Since August 2024, REALTORS must have a written agreement with a buyer before touring a home, and California law now requires buyer representation agreements in writing. The agreement spells out the services I provide and how I am paid, so everything is clear before we start.

What is Mello-Roos, and does it affect Carmel Valley homes?

Mello-Roos is a special tax created under California's Community Facilities Act of 1982 to pay for roads, schools, and parks in newer communities. It shows up on your property tax bill. Many homes in parts of Carmel Valley, including Pacific Highlands Ranch, carry Mello-Roos, while others do not. I check this on every home so you know the true monthly cost before you write an offer.
